7 tips, tricks, and requirements that will help you become the best real estate agent in Dubai

1: Learn Dubai from Palm Jebel Ali to Deira

Dubai Roads

Before you dive into the profession, it’s important to have a strong grasp of Dubai’s real estate market and the city itself. Research the market trends, property values, and emerging neighborhoods & projects. Take a couple of days or more to drive around the city, getting to know the streets and communities, their traffic timings, facilities around and close by, and anything that can help you get more information about Dubai and the right information to sell it to clients, especially to those that have never set foot in UAE. They will need you to explain the city to them as if they lived here their whole lives!

2: Meet the Eligibility Requirements

In order to practice as a real estate agent in Dubai, there are a few requirements you first need to attain before applying to the real estate agency of your choice:

  • UAE Residence: If you are already sponsored by a family member and have obtained a residence visa, then you can move on from this step. However, if you currently don’t have a visa you need to be eligible for one and look for companies that will provide a work visa for you once you start working with them.
  • Educational Qualifications: A minimum of a high school diploma is usually required. You can start working in real estate while also getting a college diploma, but be careful and make sure that you can both work and study as it can be a challenging mix.
  • RERA Certification: The Real Estate Regulatory Agency (RERA) governs real estate activities in Dubai. To operate legally, you need to obtain a RERA certification. This involves completing RERA’s required training and passing an exam.

3: Gain Relevant Skills and Knowledge

In order to become a successful real estate agent, you will need to either have to learn certain skills in order to sell properties:

  • Excellent communication skills. The entirety of the job will depend on how you communicate with clients and them choosing you as their real estate agent amongst many others.
  • Strong negotiation abilities. You will need to not only find the best prices your clients are asking but also sometimes push them to their limits to gain more for yourself.
  • Understanding of property laws and regulations. Some areas in Dubai are only available for locals and GCC nationals, therefore it is important not only to learn those areas but also what each area requires from its future residents.
  • Market research and analysis. The clients are coming to you for expert knowledge of Dubai what properties are available for them and their requirements.
  • Customer service and relationship-building. Sometimes you will meet and talk with clients who are just simply in a bad mood or will not talk until they are “manipulated” to do so. You need to learn how to catch the attention of each and every single person whatever situation they are in, and never lose your temper back at them.
  • Marketing and advertising expertise. Learn how to sell the worst properties as if it’s the client’s dream home, get them hooked, and learn how to adapt to each requirement a client has.

4: Choose a Specialization

Real estate is a diverse field, and specializing in a particular niche can set you apart. Some common specializations include residential, commercial, luxury properties, off-plan developments, or property management (Preferably choose only one!). Consider your interests and strengths when selecting your specialization, this will later on help you out in choosing which real estate agency to join and flourish in.

5: Join a Real Estate Brokerage

As a new real estate agent, joining a reputable brokerage is advisable. Working with an established firm can provide you with valuable mentorship, access to listings, and a network of clients. It’s an excellent way to gain experience and build your reputation.

6: Build Your Network

Networking is a fundamental aspect of not only real estate but Dubai in general. Cultivate relationships with other agents, developers, lawyers, and industry professionals. A strong network can be a source of referrals and leads.
